I also refinish hardwoods and put a couple coats of poly on them too if the house has floors that are in good shape.

#1 - You are paying WAAAYYYY too much for the property - there is nothing in that zone worth more than 20k a door... and for 20k it better be full of long term tenants and coated in gold.#2 - Why are people so hung up on Sec 8?

The latter is more rewarding, as I get to use my cash right away, and possibly make my second purchase a live and flip.Our house is in great shape on the inside, but could use a fresh coat of exterior paint, a fresh layer of asphalt on the driveway, and some random things here and there.

Most of my 10x10 kitchens coat about $2000 and we use the higher priced doors and lots of drawers almost no doors on the lowers.
