I don't know the exact location of the property, but from my perspective a lot of former drive throughs are being replaced or no longer used, especially at former bank properties.  

I guess I was thinking the cost would just be 10% regardless of property, but it sounds like you’re saying you actually have to save an even higher percentage if the property rents for less because the amount wouldn’t cover the appliances or other cap ex expenses.  

It sounds like you're at a point in your project where you could make these modifications in a cost effective manner.

YUP nightmare client would tell them to find someone else.. not loyal thinks they know it all and what kind of real estate coach makes this kind of absolute rookie sounding post. weird.

Your job, once you start real estate, is to replace your 9-5 job as soon as possible if that makes you happy.Money should not be an issue, if you know what you are doing. 

The owner I know uses a local handyman service they've built a relationship with to handle one-off issues that come up and perform regular maintenance, and it sounds like you've already got cleaning locked down. 

It doesn't sound like you have an entity so you wouldn't create an entity/business account.I would suggest another personal bank account just for your rental activity.
