with Nevada uber low prop tax's and the gamblers subsidizing your rental properties its worth it to run all the numbers plus the homes are really easy to maintain where as in most of the deep south there is a ton of upkeep .. not only heavy rains but Hail wind and the like .. on top of that very nasty soils in many areas leading to extra maintenance over time..

Mother ocean cuts through whenever she feels like it, no matter how many 2000 lb sand bags the NC highway division stacks up. sometimes taking out the road and sometimes just covering it in a foot or so of water.There are some other areas that get frequent over-wash but none like that spot.If you google "mirlo beach home" you can see some videos of waves breaking underneath those houses.I surf, fish, spearfish and free-dive in the outer banks and I spend more time looking at sand bars and near shore bathymetry than most people.Hope to hear from Y'all soon

Hi, I was about to close and we discovered an oil tank we removed it and it has holes.Now we are waiting to get the results from the New Jersey lab to see if there is any soil problem, I am having issues because my rate is running out and I need to close any day in order to keep my rate, and they are willing to put an escrow only $5,000.Am I risking too much?

Yup, a permit is needed, sidewalk - maybe needs dug up (I'm hoping I could dig underneath it with a hand shovel without it collapsing/breaking?)
