Being local, we've noticed the tech scene has really improved here over the last several years and we've seen a housing boom and net growth.

We are just about to step into the PCB investing scene and we are guilty of waiting till the last minute.

To be honest I think I worked less than 10 hours a week just calculating ARV's, making decisions etc behind the scenes while my rockstar assistant took over my place in the same Florida market that I was supposed to dominate. 

I spent 12 years in the trades (construction) and worked briefly on a TV show behind the scenes, and I literally have to leave the room when that crap comes on TV.  

Any advice on how to get into the bird-dogging scene?

I think the Passyunk Square area is a strong middle class neighborhood that is starting to see an explosive restaurant scene which will draw plenty of renters.
