The icing on that hell no cake is the potential tenant telling you that they don't have to pay a pet fee because their dogs are ESAs. 

I'd think the value you would gain is to have someone show you how to break the ice and knock on doors.

I'm meeting with my agent/team next week (we're still dealing with crazy ice/storm conditions in Portland Metro) and will talk it through with them.

I am not concerned about losing the tenant as I have no problems getting tenants for this building, but it would be nice to recover some of the costs if possible considering this was the fault of the tenant.This was just the icing on the cake of a very bad week for my investments....

Even if you lock it up (which you should verify with your attorney is allowed) someone can hang a bag of ice over it.  

Class C likes a lot of light in the kitchen.I would also disable the ice maker cold water thing on the freezer and tell them it's not included in the rental.

My one MN house still needs a new shingle roof every 10-20 years, if the hail, snow, or ice dams,  doesn’t wreck it first.
