USAA said that since my net worth isn't quite high enough just yet, that an umbrella policy wasn't necessary just yet and getting me an umbrella policy would be like selling a fridge to an eskimo.

at least for the fridge and range.  

However, I am NOT the "side by side fridge, granite counter top in the section 8 efficiency" type of guy.

This one just came in yesterday - The cabinet over the stove is too low to install a microwave and the cabinet over the fridge area is 5' 9" and not 6'.

I'll move the fridge to the end of the right side of cabinets, use all stainless steel appliances, install white cabinets with granite tops, and put in some type of back splash.  

I'm a big fan of the wet bar at the roof deck with mini fridge below.

We have no stove, no access to our fridge, and our kitchen is absolutely loaded with mold. 

What many people do is get around having 2 kitchens by having a wetbar with a sink and fridge then after inspection passes give the tenants a stove top or hot plate.  

It just shows better than the old duplexes that aren't as well maintained, that make tenants buy washers/fridges, and that are owned by people that are lazy with their marketing.Long story short, look closely at the ads and see what amenities are included and try to extrapolate a price from there.

They should know the common fridge to buy for that rental.If you are self-managing, I would suggest checking out local comparable rental properties on Zillow to find out what people have locally.
