Either they teach you or you teach them its really that simple.Now on a legal standpoint if you allow one tenant and not others to do this as you buy more properties it can be construed as discrimination because one is hispanic and the other is African American.. now even though you were doing a favor you are wrapped up in legal battle justifying you process.

I bought out the owner and paid off the CFD but it was a court action.. and getting a deed in Lui at the inception of the loan is totally illegal... and won't stand up to scrutiny even though many do it including HML ers.. if they are challenged they will lose that battle.
