These are the people who do not rely on email lists that spam your inbox but instead on a handful of their investors whose criteria they know intimately where one phone call can equal one sale.

My advice is don't gamble on the economy.

Should I go with my gut feeling sell at 150k or put in the extra time and gamble that it will sell a little over market value?

Yup, that's correct.My inbox is spammed with "portfolio" lenders looking for my brokered business, sometimes leading with 20% down 2-4 unit investment in giant bold capital letters.

However, I feel like I would be saving money in the long run since I won’t be paying interest on a mortgage loan and gambling that the house will cost less now than it would in 15 years.
