So this house was purchased 4 years ago for 103,000 (1100 sqft on 3 acres). I put about 4K in making it livable for the family and I. We recently had coworker who is house hunting offer 150,000 after looking at the house. We have a realtor coming to look at the house in a week.
I do honestly believe we could get more with some extra work and money and TIME. Should I go with my gut feeling sell at 150k or put in the extra time and gamble that it will sell a little over market value?

Really depends what market value is hard to say without additional details but if you think you are pushing the value at $150k take the bird in the hand.
