@Kolbey Pruitt A lot of cities are adding a community based policing element, and these officers work directly with neighborhood associations and community groups.

But since you've asked: you can send a welfare/wellness check to the residence (call your local non-emergency police number) to make sure they are ok/alive - and have the PM ride along/meet them there.

@Bruce Lynn not if you have permits you can legal get the police to kick them out same as a hotel as well as lock them out.

The thing about most extortionist, they have done it before.In Mexico, I have had police officers try to extort money (multiple times).

Bandit signs are illegal here and I was worried about spending the time and money on them and then getting calls from the police asking me to take them down...although I do see them around a lot so maybe that wouldn't be an issue after all. 

You need police report, a paid bill from prior owner, prior owner needs to show up to testify, him admitting he tore it out to sell. 

Add language about: long term visitors, auto's must be registered at the subject property address, land lord is co-insured, number of tenants and over night visitors, only tenant use of washer and dryers, noise rules, smoking pot in units, cultivation of anything, business operations in unit by the tenant, visitor parking, auto insurance, grilling and BBQing, sub leasing, snow removal policies, reimbursement for liens for police and first responders, entry to unit for inspections and repairs, ongoing due diligence and back ground checks of the tenant.
