Best to just be upfront and real and cut the buzzwords/phrases.

I may have phrased my original post wrong.

Maybe a better phrase would be if it's too good to be true.... 

Then ask questions (you know like a detective) where you basically ask the same question, just phrased a different way.

You don't "itemize deductions" for a rental property in the way the phrase is used for your personal tax return.
