There are a few providers in the US and typically have a generous referral program for leads.Full disclosure: The providers of this service justify a fee on your sale proceeds by facilitating the deferral of taxes on your sale.This might be a good option for your seller!

@Adrian Salazar apart from list agencies and county you have driving for dollars.researching apartments .com and you can also try and get referrals from local 1031 facilitators, title companies, CPAs and Lawyers and property managers. 

The title company being used by your buyer may be better able to facilitate this than you (like a car insurance claim, sometimes it's best to just let the insurance companies duke it out).Alternatively, and this is last ditch, if you use the same title company for this transaction as the last, they may be willing to issue title insurance where others will not.

It doesn't matter what you call it, if it is a fee for facilitating the sale of real estate, it's either illegal or it's not.

But it is clear from all of this that there must be credibility on the part of the facilitator to represent the real estate and contracting pieces accurately.

Hi all, I hope this helps neophytes like me to facilitate the (required) research when buying properties in Chicago.It helps you know who you are dealing with.  

I plan to add in a contingency and ask the seller to put in escrow to facilitate these repairs.

The value the wholesaler brought in facilitating the deal is grossly over priced at that market value, it appears to be predatory dealing, not a home run.Sorry to break it to you all like this, but you might start by learning real estate before treating real estate like some commodity.
