Basically You need to have staying power,temperament , and persistence when things don’t turn out , when the tenants are calling again on a Sunday night at dinner , when the deal falls through , when the furnace or HVAC dies .

I consider anything over the 80% occupancy to be my gravy, to either reinvest, take the wife out to dinner, or go on vacation.

Both groups have traditions of a large number of folks having dinner at a nearby restaurant before the meeting.
