This is an upstream battle for you at this point as I learned the hard way (many years ago) how Contractors think.Do yourself a favor and bring in an experienced partner NOW before any checks are cut.

Just doesn't pass the "smell" test.  

Found a property I like, it's a tri-plex and the basement is covered with mold from the outside ground level to the floor of the unit, also there is a huge tree in the back yard and the roots are all over the back yard ,no grass I suppose because of the roots and all the gutters are filled with stuff from the tree(s) 3 bedrooms upstairs and 2 in the basement nice size bedrooms too, question is Is this an up-hill battle ending in defeat or can this property be saved????

There is a smell of coconut sun tan lotion and sea salt in the air.

 #1:  Is there a product that I can have my cleaners use to rid the home of that smell?  

You should choose your battles sometimes but I disagree about forgetting about it.

Unfortunately, they also smell like that guy talking to himself on the street.

Divorce, death, partnership battles, etc.

One one hand I do enjoy the intellectual battle, wit, and not to mention somewhat self serving bravado that goes with expounding on your POV.
