That being said some of the best ways to find contractors is to talk to architects, designers, engineers, realtors, other investors, Facebook groups, supply houses and other contractors.Also check MLS for flip properties and new construction specs for sale.Make sure to get references of 3 or more current clients with work in process, 3 or more recent past clients, and visit some active job sites to see how they look.

This was a complete gut inside and out. we added over 700 square feet of living space plus we added a unit to the garage and turned this one into a duplex. we had blue prints drawn up with architect and a civil engineer to make sure it flowed well.

Reason for initial acquisition: in addition to our normal checklist (distressed, mismanaged, rents below market, renovation needs were high, walkable distance to new LRT, in one of our targeted areas/street etc), the added bonus feature was that our architect confirmed with 90% certainly at the time that the entire building's 1 bedrooms could be converted to 2 bedrooms, (of course) subject to permit results.
