Finding and paying good contractors for a flip

Hello all,

I’m new to the fix and flip game in south Florida and wanted a few suggestions from seasoned pros. I’ve had some contractors walk away with deposits and never return. What’s your suggestion on how to pay contractors? Is it good practice to pay them a deposit when they start the work?

Also, I’ve had good and bad experiences with handymen or unlicensed individuals that do decent work. What’s your experience with hiring unlicensed contractors.
