Some are more of a concern than others, basiclly based on the ability to cure the defect or the defects ability to erode our rights and interests to enforce the security instrument and note.RESPA, TILA, HOEPA and similar Regulation Z concepts which are borrower protection and disclosure rules are not really broken that often.

Maybe one or two has some moderate success, but only just.Ok...For some really infuriating reason, using a chrome based browser, if something's highlited, instead of ctrl+z, it cuts the last paragraph I typed!

Leodardo,If the two that want out do not want to be on a mortgage, then: 1) Sue and Sally sign RE sales agreements for their interest in the property for $ x each. 2) Joe and Jane sign THE sales agreement and agree to apply for a mortgage of $ 2x in Y days and close with Mr Lawyer in Z days.3) Joe and Jane agree on how the title is to be given at closing.

Can you say that if the total water for the entire park, or whatever bill, is between x and y then $whatever of the rent is applied to this bill, but if the total bill is above W then there will be a surcharge of $Z?

If it is a specially permitted (or excepted) use, you need to go before the P & Z Commission (which holds hearings weekly) and demonstrate that the proposed accessory apartment does not negatively impact public health and safety (as further defined by the regulations).
