Hello All, experienced investor in buy and hold and flipping properties.We are transitioning to building a business that buys and hold and flips properties in the Miami And Broward Markets in Fl.

It is necessary for me to run my real estate business smoothly to allow me to have time to focus on work and life.

But  I'd do the vinyl laminate in the bath with simple flat wood transition into hall (poly and stain the transition too as you can buy bare wood lengths in bulk).. 

Now with unexpected career transitions, I see this is a great opportunity to move forward into something more rewarding.Outside of my experiences in purchasing personal property and attending expensive real estate workshops this is all new for me.  

Is there any advice you guys have and any title companies that would be ideal to work with to make the transaction as smooth as possible? 

We closed on our first properties in July 2014 and things were a bit chaotic with the transition.

Is there any way to get around all of the extra fees and restrictions and paperwork to make this a smooth transaction.

(If any of you know him, I'd gladly make good)I'd love to tell you that once I got the course, it was smooth sailings.
