While the time frame of the project will be much longer with raw land, the bulk of the money will go in towards the end of the project (when you start building), and IRR is sensitive to the timing of inflows and outflows, not just the total duration.That said, if you do a basic ROI calculation, it would likely be the other way around (higher ROI with developed land), as ROI isn't sensitive to the timing of cash in/out, just the duration of the project.

I cannot tell what condition the porch is in but you could consider restraining it or painting it to brighten the front entrance up.

This model is generally better suited for more time-sensitive and transaction intensive assets such as rental properties.  

FTC has issued restraining orders against many; when they close down another takes its place.  

Then she texted me a copy of the partial restraining order that she had against her long-term boyfriend and saying she was getting the keys for the new location in two days.

But, I would anticipate that if the domestic situation deteriorates there will be a restraining order and if so the husband will move.

It seems to be just a certain type of cooking/cuisine that causes this (with as much emphasis on being as sensitive to other cultures as possible) We actually dug into it a bit more today and it seems as though the microwave (above the stove doubling as the hood without an outdoor vent) is holding on to some serious grease/dust that is undoubtedly a large portion of the concern.

Some older professional folks are reluctant to provide their sensitive info, but it is rare.
