Other things I realized: Expenses on a $100k property are pretty similar to the expenses on a $900k property (i.e new roof)...property managers prioritize their clients with larger portfolios vs some one like myself with a dozen or less doors.

@Elizabeth CeranoI would prioritize areas that you want to live, have job opportunities over cost of living.You may want to consider taking a month(if possible) and spending maybe 4-5 days in 5 different cities that you want to live in.The cost of this would likely be around $4,000(assuming $100 a night for a hotel and $1,000 for the flights to the 5 different cities.This will give you a good idea of what city you want to live in.Yes, it is a hefty cost but it also comes with a hopefully joyful experience.Best of luck

Unfortunately KW offers very little in collaboration for investor friendly agents because they are structured in a way where each market center is individually owned and operated so your best chance with them is to find an investor agent doing what you want to do in your market.
