Over the 30+ years I've been investing in Real estate, I've found a few surprises once I peel back the first layer of damage in a rental only to find hidden damage and a much costlier repair waiting.  

Avoid pre-payment is a good idea but it might not be the best idea when you peel back the details and look at the numbers.

The only concern is with young people real young and if you encapsulate it meaning have no peeling paint no chips but you covered up with a latex paint you should be fine.

Our experience: "Any lead that is chipped, cracking, or peeling must be abated." 

I put down masking tape on the floor to divide out the space.

I'm certain my sense of smell isn't the best but I find it easily masked with a candle but your tenant won't.

In the back of the house the paint is peeling a bit and a few boards need replacing.The house could be worth anywhere from $200k-300k and it's listed for $120. 

Some of these are violations that have been present before but were masked (which is the reason we are not renewing the lease) however after issuing the notice the violations are done openly.
