Lease violations after notice of lease non-renewal

We (duplex house hackers) issued a 90 day notice of lease non-renewal to tenants we inherited.  The tenants have several lease violations with unauthorized pets, smoking and an unauthorized relative living in. We have issued several warnings and it seems that things get better for a few days and then they are back at it. Some of these are violations that have been present before but were masked (which is the reason we are not renewing the lease) however after issuing the notice the violations are done openly. The tenants have 2 months to go. 

Should we just wait it out or act on it?
