It is harder to get momentum with the current deposit requirements but there are always ways to reduce it over time.

Neighborhoods do change over time (usually for the worse) and even in the cases where lots of momentum is created by city initiatives, it still takes 5-10 years and there are tons of competition (look at Fountain Square and Bates-Hendricks right now.)

Huntsville has seen most of the momentum of late but opportunities in Birmingham are still attractive.

It sounds like you've gotten off to a good start and I see you want to keep the momentum going.

I really owe my focus to BP and their podcasts once I started listening and reading the books that their guests suggested I really felt like I gained some momentum. 

Pick your path, get your first (doesn’t have to be a home run, LEARN), then watch the momentum roll.

The point is to play to your strength while building up momentum.
