Traditionally, an equity owner in an investment property would seek friends or relatives to chip in, now this is open to anyone who want to just be an investor in an income producing property. 

I say worry about your offer and let the chip fall as they may.    

I’ve got some minor chipping on my thin click stuff but I guess after 5 years in a basement suite with dogs... understandable.

So what seems fairly clear is that I may be able to get a judgment but collecting on that judgment is not likely.With that being the case, if I am able to actually locate the tenant, has anyone had success using the judgment as a bargaining chip?

Pumps, computer chips/panels, gaskets, coils, elements, heaters (those last three might be all the same thing - I'm not sure) are all in his wheelhouse.  

They are cheap and if they chip the red clay shows up on the surface.Good Luck

If you go that route rent a chipping hammer and attack the tile from the side as soon as you get a big enough hole.
