Just a little forum trick that makes communication more effective.As @Ian Ippolito said, there are options out there for non-accredited individuals, just have to put in time looking and performing due diligence.

Thanks Ian - I think one of the first things to master is making connections with the investors / groups that are open to me finding and facilitating deals for them.   

But like @Ian Ippolito said the landscape in stand alone NNN has changed dramatically

Hit the streets and meet some boomer on up business owners in your town, Ian. 

MD is a tenant friendly state so it could’ve taken Ian 5-6 months to get her out for non-payment.

@Gary Bahl without know the complete demographic profile of the area and exact location I would say assisted living could be a good choice as well as dividing the space up into smaller medical offices if its i an area that would support it.
