Hello, My wife and I signed a contract for a new construction 3/2 SFH in Ocala, FL a year ago and put down 20% cash (45k).The way the rates have gone, along with some other unforeseen expenses we are more than likely staring at negative cashflow.They're about to go vertical here in the next few weeks, but due to the dilemma we're finding ourselves in we are thinking about unloading it now.Who in these forums has any experience with this kind of situation, or knows somebody who could tell us what our options are? 

I’ve been involved in the land business ever since.I work with a team of people who, together as a team, run a well-oiled buying and selling machine that first acquires, and then unloads, wholesale land deals all over the country. 

Capital gains; we got that handled.)We are Licensed General Contractor in TN with well established credit and business relationships with 84 Lumber, Builders First Source, Sherwin Williams and other construction related vendors in the industry as well as the crews or subcontractors to build new houses. 

So find a salesman at one of these lumber and building materials store in your area and sell him on the fact you are serious about this project and they will get you in touch with their people in house.They may also be able to put you in touch with a good GC.

I know build one house is gonna take more time, but I think theres more profit but as well lumber is so expensive, I would like to known what are your recomendations from people that is doing this already.

I've used the EVP from Lumber Liquidators in my last two rentals and have been very pleased with it.

I mean that's what's happening right now  .. supply chain lumber. 

Other lumber has risen less significantly, but seems likely to drop in the near future. 

Another investor who moved out of state was unloading his portfolio.

Bringing in help will eat up scarce funds that could otherwise go towards materials.If I unload this property; there are a couple properties I am eyeing that are freshly rehabbed that will cashflow right out of the gate.
