And really, it might weaken your point if your lease is specific about some things and not others.You're really better off just saying that tenants can't "unreasonably" bother other tenants.And it's important to include the "unreasonably" language, because some tenants will think that any time they hear another tenant, that it's not reasonable.

In these situations in my experience the tenant will catch up temporarily or maybe even stay on track for a couple years but eventually something will happen where it will bury them in a hole they can't find themselves out of.

"Receiving mail" is an invalid argument.I agree with others, that your agreement with them to stay until September 4th, verbal or otherwise, has temporarily invalidated your ability to file for eviction NOW.
