Understanding their perspective might help you make your pitch.Basically what @Adrien S. said is correct, just put your offer in to the agent and I'd recommend including a short explanation why you're offer is what it is but then cap it off with your ability to close quickly, reliably and that you "like the house and the area and look forward to restoring it", or whatever ad copy you prefer.

HelloI am considering selling my multi family rental and there was only one insurance claim since I bought four years ago, there was a plumbing leak for few days, the leak was identified and fixed and was later affected areas were professionally dried and restored with the help of a damage restoration company, I had to file an insurance claim amounting up to $18kThere were absolutely no issues after that.Is this something which needs to be disclosed before selling?
