They are ran by investors so they are great at keeping the preservation of your investments in mind. 

If she inherited the funds there was a loss of benefits and care...I don't know what the solution was, but last we talked he did say they had figured out how to legally segregate her funds in a way that allowed for long term care and also preserved her benefits.

Third option - I would year it down carefully to preserve the rustic chic barnwood, doors, windows, hardware,etc.

Are you looking for a turnkey asset that generates cash preserving yield or are you looking for some decent appreciation coupled with cashflow?

If it doesn't fall under historic housing preservation issue, about 80-110/sq.ft. on a full gut out rehab.

So be concervative and preserve cash.
