I can tell you that a microwave, dishwasher, and even a fridge are not required.

Here, they began taxing the fridge and stoves in rentals as business property, your "office furniture" is taxed regardless of where it is located in your home or in an office.

These are fridges, washer/dryer, etc.

No more lifting fridges and stoves by myself.

Fridge was 1000(approx) home depot.

Requested fridge, washer, dryer at my expense (lower rent if they bought and I keep or I buy at current rent rate).

Calculator Link to Download (if this link stops works, please message me or comment for updated link)The main gist is that coliving SFR rentals are two matters: 1) Special Items for Coliving: Coded Entry For Front Door (my properties use Schalge), keyed doorknobs for bedrooms, furnishing common areas (kitchen table, couch, kitchen items, kitchen table, living room TV, patio furniture, lawn mower, etc), 2nd & Maybe 3rd Fridge. 2) Reserves For Repairs / Cap-Ex / Vacancy: This follows the same reserve rules that BiggerPockets, Keller (see book "Hold"), and others teach: 8% for repairs, 8% for cap ex, & _% for vacancy. 

I agreed with their complaints and now they have apartments with full size fridge, stoves etc.

Pickup up new fridge and stove for under 800 bucks.  

So I bought a BRAND NEW refrigerator from ABC Warehouse (w/ 5 year warranty), it crapped out and ruined my tenants food (2 months after the purchase) ABC fixed a part, and 2 months later the fridge stopped cooling again (on a appliance less than 6 months old).
