I also feel most confident in this approach as I too drive through many A and B+ neighborhoods daily.

As I said, as of today, this moment...I'm 90% satisfied with their performance and have confidence in their asset management team to be able to recover most if not all of my principle should more of their loans default.

However, there will come a time when self management may not be possible because it simply takes up too much time  - time which you could be using to invest in more rental properties, spend time with family or travel.

Just be confident that you are the best person to do this deal, and if the numbers don't work, walk away.

We've stayed in Hurricane and in Springdale before and I much prefer the former (as a traveler).
