Letters do work...excited but realistic
I have the luxury of driving through different neighborhoods on a daily basis. I look for homes with a lock box and no realtor signs. I then check to see if they are on or off market. If off market I search local county tax record for owner and send one of three letters; individual, LLC, or REO.
My goal is to send out 5-10 letters a week, depending on what I find.
Yesterday I received my first response from a letter I sent out. Now to reach out and view property to analyze deal or no deal.

Letters are without question a numbers game for sure (assuming you have a quality list and decent enough letter). Just remember, it's also a numbers game with regards to the number of houses you look at. Don't reach just to buy something.
