There are some stipulations you have to follow but once you have your first property purchased it opens up other opportunities, such as DSCR loans, Commercial lending, Etc. 

Get confirmation in writing as verbal doesn't hold water.Have a stipulation in your contract for the zoning you desire for your use or you can walk from the contract.We used to do this when I worked for commercial developers.

For added protection, stipulate in the ICA that you will hold back a pre-determined percentage (similar to a bond) at the end of the project that would not be payable to the contractor until all municipal final inspections are passed and stickers issued.Hope this helps.
