Nurse moving to Georgia

Would you rent to someone out of state (Wisconsin) if they don't already have a job? They are a nurse and say they'll use GA state reciprocal laws to get licensed and a job. She's willing to pay the deposit and first month rent before she gets here. Sounds good but want to make sure I'm not overlooking something.

I agree with verification of funds that would cover 2 months of rent. There's a large demand for nurses in Columbus so I don't think she would wait long to find a job as long as the reciprocation comes through quickly. If you're in the market to expand your rental portfolio give me a shout, I'm a local Columbus agent.
