But, this might not exist prior to close.Although I'm just starting out and don't know too much, I would think having your tenants sign estoppel certs during escrow (as @Aaron K. suggested, to which I just learned) is necessary so as to avoid any unwarranted legal disputes. 

What is the benefit to the land owner to giving you equity versus just hiring another design/build firm and paying them for their contracting services without giving up equity?

Plenty of times $ are not in the contract...so when you agree with the seller for sale of $300,000, they think that is what they are netting, when there could be charges of title insurance, surveys, lender required repairs, prorated taxes, escrow fees, etc.
