Being former Military (thank you for your service) you understand Discipline, that is exactly what is required here along with laser focus like a sniper.

My only other thoughts are doing a horrible job painting over flaking paint, putting plywood up painting over that and getting the bank out of our hair that way..

Just doing this will laser your focus onto your goals.  

I recently bought a brand new business class Brother LED laser printer with print duty cycle listed as 2500/day, because my 2 year old generic Samsung laser printer overheated and died very quickly after attempting to print a large volume of letters at once....The reason i ask is because since buying the printer, i have started noticing that many of the big names on youtube have inkjet printers in the background and just feel like i'm going about it the wrong way for self printing. 

In the end, you have very good comps as to age and I wouldn't bother with splitting hairs.

Your desired cap rate dictates that you will be going after more mom and pop tenant with HAIR as we call it on the deal.The more HAIR a deal has the harder it is to close it and the longer it takes.So it becomes a time/risk reward for a broker.Example on a 1 million dollar property with 8 mom and pop tenants there is a tons of heavy lifting and analyses for a 25k to 30k check for a broker.
