Hi Mark , My name is Igor and Im from Ottawa west, I am pretty much in same shoes, trying to find first investment I actually went last weekend to Cornwall to check one triplex, I was kinda disappointed with area and tenant quality, how is your journey so far if you don't mind me asking?

I've owned it since 1999 and have no plans to sell (to the deep disappointment of many investors who keep trying to buy it).

Since I don't have a sloe season under my belt yet, I can only do some research and guess what my occupancy and revenue might be.I don't think I'd be terribly disappointed if it didn't work out and am trying to figure out that sweet spot of earning more money than I otherwise might without scaring them off.anyone else been in a similar situation?

If you want cashflow, there is nothing but disappointment here.

Quick update, I went down the Commercial Loan path with Portage Community Bank who does have commercial loan products for multi families as well as single family rental bundling, but was VERY disappointed.  

Still disappointed that I can't delete mistakes though.

Thats disappointing to read Nick  While I do think there can be an honest way to wholesale or do assignments, there are too many "wanabees" being dishonest and unethical to Sellers.

If a mechanic buys $1,497 worth of tools wanting to get into business and leaves them laying around expecting business to come to him he may very well be disappointed.  

I'm disappointed that they dropped the ball on the rent increase.
