Mid term is ok as a backup though not ideal comparatively-I would not do kayaks or any sporting equipment for liability reasons- Things of value will break so maybe don't go too big with tech/hiking gear things a kid can break easy (foosball-great!)

Keep in mind using a PM CAN be a team-sport, you can work together for a greater finished outcome, vs just handing off and watching tv. 

Tons of fun amenities including water sports, ropes courses, beach activities, etc.

The property also link to a mountain trail network for hiking, riding, motor sports etc.I am trying to gather information to see how viable this type of STR is/can be and and info from more experienced folks in this field.

There a quite a few post-war (1946 - 1955) houses around here with 9/12 or 12/12 pitched roofs which are still sporting the original steel.You can paint them, but unless you expend the effort to prep the metal, the paint may not stay all that long.If the roof is near the end of life, consider replacing it with a new steel or aluminium roof .. they will last 2-3 times longer than asphalt shingles.

Texas Tech is enormous and a big economic driver bringing in 30k+ students plus faculty each year, tons of sports fans for STRs, along with the dual top-flight medical centers at both Covenant and TTU HSC.

What attracts me to this property is that its 8 commercially zoned acres on motorized sports allowed lake, only 2.3 hours from NYC.

(if I had a million dollars) I’d buy me a sports car!

Do you need a truck or a sports car - one is not better than another, but they are better at different things.

I love Tampa because it is one of the fastest growing cities in Florida and has a large growing STEM community bringing in high income earners, Major developments in Tampa, Sports teams, highly rated Universities etc.
