I ask my agent to grab at least a dozen photos per generic room (corners, ceilings, floors, windows, doors, wide angle shots) and kitchens/baths need twice as many.

I also know that most people who purchase these programs do nothing with them or they are too generic that some location specific details are left out.So here I am, doing some homework. 

Michael, another thing that I've found helpful with vacant houses, with or without deceased owners, is asking the neighbors some very generic questions about the owner/house.

The true numbers are very much case-by-case, and generic estimates are useless. 

All the generic information they provide is useless with out someone to walk you through it and show you how do implement it. 

Unless a generic lease form is made available by the relevant state real estate commission I would engage the services of a real estate attorney to draft a lease template with wording specific to mid term rentals rather than trying to modify a lease meant for standard 12-36 month rentals.  

And I mean in a generic sense, not a going green sense.

Do you know if they are using all of your income including overtime, bonuses, higher income if most recent year is higher. 1099 income can be tough for some lenders since they use a generic worksheet and do not do the math correctly.

I re-read the lease agreement I used and the language is fairly generic:"This deposit money minus any necessary charges formissing/dead light bulbs, repairs, cleaning, etc., will then be returned to TENANT with a writtenexplanation of deductions, within 60 days after they have vacated the property."
