The entire rear addition is unstable and needs to be removed/replaced  (about an 8-foot deep wood staircase with landings and entrances to each of the 4 units, plus extra space for ~60 SF per unit).

By the way, sometimes agents happen to have their heads up their rear and their clients have no idea what is going on, so it can be helpful if escrow contacts the seller direct and informs them of the problem and that the buyer plans to take legal action if not resolved immediately.
