It's a one man job anyway you shake a stick at it. 

I would suggest basic hygiene though, so they don't go ewww i dont wanna shake this smelly hobos hand or making a mess all over their nice furniture.

I would just say we had a hand shake deal and that I still intend to follow through with it.

You will have to shake down people for cash and often times that a full time job and you will not be able to get the full amount owed from those types of tenants.
