My standard advice is to work for a property management company since you'll learn the ins and outs of how to do that well, but I'm not sure what your experience level is since you say you already manage properties (which I assume are yours, since you said you don't have professional experience and, at least in MO, you're required to have a license to manage other people's properties).

My suggestion is know were your comfort level is with the amount of work that needs to be done, that you can accept with your rehab budget.We have found a different deal that I am hoping to see this week that looks better to take on.
