Generally that will be a license violation as he used his license to initiate the conversation and then flipped from being an agent there to help to being a shark looking for the best deal for himself.

I am not looking for a lockbox with a single code. i.e. each prospective tenant will show up at the house, after being verified,receives an their personal code which is good for that time slot of say 20 mins.

A good broker is worth their weight in gold for 1 point, but there are sharks out there that will try and tell you that because you're new the points are 4. 

Pricing has jumped the shark and unless you’re investing in areas that ski 9/12 months of the year you’re already in a losing proposition counting on only ski rental, particularly when you, yourself, may be competing for those rental dollars!
