So, don't shortcut the need to treat this transaction exactly the way you treat it in your brokerage business; state-approved CBS, dates/deadlines, prelim title, inspections, survey, insurance, appraisal, title, RMLO process/credit counseling (takes place of loan approval), then on to title co escrow close.Finally, as @Guy Gimenez also mentioned, you absolutely should use a note servicing agent (think "arms-length"), which very nearly always is covered by the buyer (both one-time and recurring costs).

However, there may be additional recurring costs such as landlord paid utilities, snow removal and lawn care as well as non-recurring but expected costs that should properly be reserved (repairs, vacancies, capital improvements).

I'm looking to get into the real estate market in Omaha, and eventually expand out of state - and I may possibly move out of the country.My little life story (this may help with any advice or resource recommendations):  I'm in my mid-30s, I've never owned property, and I haven't exactly been down the smoothest path in life (medical issues, anxiety issues, poverty, blah blah blah).

Higher priced QMs are entitled to a rebuttable presumption of compliance, rather than a safe harbor.A consumer may rebut the compliance presumption on higher-priced loans by showing that the consumer’s income and obligations would leave them with insufficient residual income or assets to meet living expenses including “any recurring and material non-debt obligations of which the creditor was aware at the time of consummation.”

Just recurring debt IE; cell phone, helping mom with monthly bills, etc...I have a car which is paid, and wouldn't want to loan against but maybe if I felt exceedingly confident.
