It's an honor to learn from those who are amazing at their craft because they certainly don't need to teach it if they don't want to.I'm grateful to everyone here in BP who've helped those who are less experienced than they are.

Just my opinions from a person who is a full time investor, runs the largest REIA in the state, former President of the State Landlord's Association, Worked with the Legislature on crafting Bills, formerly a licensed RE agent.  

I have crafted one up that is tight and binding.

E.g travel the world with my kids to experience other cultures and crafts.

I also have separate checking accounts for my farm and wife's craft businesses then a couple personal accounts.

I've had S8 in a property in Monroe and placed the same coverage as non S8 properties.For me it comes down crafting a tenant criteria and vetting the tenant on the front end.

As a new investor and someone who is meticulous with keeping things organized I'm just curious how all you experienced REI keep your expense receipts filed and organized?

While others are very well crafted.

Her Section 8 has nothing to do with that aspect of her personality, her sense of responsibility, and the meticulous nature that she cares for our units.
