What To Address In An Estoppel

I am meeting the tenants of a home I am buying tomorrow. We have spoken on the phone, and they seem like great folks, for being inherited tenants.

I am making the tenants I am inheriting sign an estoppel agreement. I want BP's advice: What items should be directly addressed in the agreement? All ideas are appreciated.
