One little lecture highlighting the financial imprudence of buying liabilities?

@Nick Leamon...I think Jason Hirko hit the highlights well.  

This is my way of seeing if they are still looking to sell.When I mail MLS data, I am highlighting that listings ARE selling right now.My "What I do differently" sheet shows my marketing plan (that impresses every person once I go on a listing appointment).Finally, I basically give up on them and try for them to give me permission to send them market updates by email and then finally to like my Facebook page.

Then just use the IRR formula, highlight all the cells in the row, and it'll show you what the return on your investment was.

I'll highlight a couple of hurdles we encountered:1. 

The inspector will highlight if there is any excessive mold.

As a MLO I can sneak in and see it before that's been done, but personally I do not do so for exactly the reason highlighted by this thread (or, if I do, I keep my lips sealed and play dumb).

Firstly great thread for highlighting on good suburbs to choose.

He either gives proof of payment within 3 days or you can file for eviction action.Wouldn't hurt to give him a copy of the lease agreement highlighting the clause of he pays for utilities.Don't touch his security deposit,, YET.. that's for after he move's out or is evictedDownload copy of your state landlord tenant laws so you know the procedure for pay or quit and eviction filing besides everything else

This goes a long way to establishing trust or highlighting red flags.
