I was talking to her about an FHA loan and then she expressed to me that she knew of a mortgage lender that does 100% financing and it is classified as a conventional loan, the only requirement is that I'd need a minimum of a 640 credit score to qualify.

Tenants have expressed to stay in place and have signed another 1 year lease.

Also, I do have 2 people (close family friends) that have expressed interest in me since I did my first deal about 6 months ago but I am not exactly sure how I could structure it.

Hi @Laura ScheelThe opportunity zones do look like they will be amazing investment opportunities, but the program is still being written so you will probably have to network with individuals that are expressing interest starting in these funds. 

A lot of "unbanked" people like and use these cards but they are such a bad deal that the federal goverment negotiated a deal with a bank for the "Direct Express" card for the receipt of government benefits but unfortunately it DOES NOT permit ACH debit transactions.

There may be enormous bad feelings here on the part of the tenant being kept under wraps that will eventually express themselves in poor treatment of your property.
