I would recommend the vinyl flooring that does not use glue and use the padding under it to dampen the sound. this way you preserve the hardwood and provide a little relief from the sounds above.You also need to consider if you will ever not use the building for a rental.

I would suggest a different approach. if you have a tenant who paid regularly in the past and is now facing hardship it may be a good idea to help them locate temporary assistance such as the State Emergency Relief Program https://www.michigan.gov/mdhhs...

We only have one property at the moment so it's a little easier to absorb losses and such at that level, but have already decided that if any governmental relief comes down to us as the owners, we would be passing that along to our tenants.
