Please don't take offense to this, but you need to cease all contact with the tenant and allow your PM to handle the situation per GA law. 

Do you have any collections, judgments, evictions, or criminal history?

They should have a solid credit score, income and clean criminal record before ever coming to the apartment.I will generally show the apartment a couple of times a week, with 3-5 showings each time, assuming I can get that many pre-qualified people set up.

Honestly that's inappropriate behavior stepping dangerously close to criminality......I swearsome of the things said on these forums, I hope they're just bad jokes going over my head.

But I told them not to pay for it if they think they have bad credit, ( under 520) any  evictions or criminal records.

@Willard Blair I tested their background check with a person who had done time with multiple offenses.

Doing so would be a criminal offense. 

Well, no offense, but for 5 inches of snow we may not even break out the winter boots and coat.

The folks who operate and participate in this forum know a lot more about this subject than some family law or criminal defense attorney. 

Funny to me how some "offensive" odors are acceptable and others are not...but I digress.Carpet is a catch-all for things stinky and nasty.
